Please read this disclaimer carefully before using the VeroFin platform operated by Powerful Insight Ventures LLC d/b/a VeroFin.

VeroFin is designed for U.S.-based law firms, title companies, and other reporting persons preparing filings under U.S. federal law, including FinCEN's Residential Real Estate Reporting Rule. The Platform is not intended to address, and does not purport to satisfy, legal or regulatory requirements outside the United States.

1. Not Legal Advice

VeroFin is a software tool designed to assist with the preparation of FinCEN Beneficial Ownership Information reports. It does not provide legal advice, tax advice, or professional compliance consulting. VeroFin is not a law firm and does not practice law.

The use of VeroFin does not create an attorney-client relationship between you and Powerful Insight Ventures LLC. The Platform is a technology tool that assists qualified professionals in preparing compliance reports. All legal determinations, including whether a transaction is reportable and whether extracted information is accurate, remain the sole responsibility of the user.

2. AI-Generated Outputs

VeroFin uses artificial intelligence to extract data from uploaded documents and generate structured outputs. While we strive for high accuracy, you should be aware that:

  • AI is not infallible. Extracted fields may contain errors, omissions, or misinterpretations, particularly with poor-quality scans, handwritten documents, or unusual formatting.
  • Confidence scores are estimates. The accuracy percentages shown for extracted fields are the AI model's self-assessed confidence and should not be treated as a guarantee of correctness.
  • Human review is mandatory. All AI-generated extractions and XML outputs must be reviewed and verified by a qualified professional before submission to FinCEN or any regulatory body.
  • Generated XML is a draft. The XML files produced by VeroFin are intended as a starting point for your review, not as final filing-ready documents.

3. Regulatory Compliance

FinCEN regulations, including the Residential Real Estate (RRE) Reporting Rule, are subject to change. While we make reasonable efforts to keep the Platform aligned with current U.S. regulatory requirements relevant to the Platform:

  • We do not guarantee that the Platform reflects the most current version of any regulation at all times.
  • You are responsible for ensuring your filings comply with all applicable regulations as of the date of submission, including any state or local requirements that may apply to your practice.
  • Changes to FinCEN reporting requirements may require updates to the Platform; we do not guarantee immediate implementation of regulatory changes.
  • VeroFin does not file reports with FinCEN on your behalf. You are responsible for the actual submission of reports through the BSA E-Filing system.

4. Penalties and Liability

Failure to file accurate FinCEN reports may result in civil and criminal penalties, including fines of up to $10,000 per violation. VeroFin is not responsible for any penalties, fines, sanctions, or legal consequences arising from:

  • Inaccurate information in documents uploaded by the user
  • Errors in AI-extracted data that were not caught during review
  • Late or missed filing deadlines
  • Changes in regulatory requirements that affect the validity of previously generated reports
  • User reliance on AI-generated outputs without professional review

5. No Guarantees of Accuracy

While VeroFin is designed to achieve high extraction accuracy, we make no representations or warranties regarding:

  • The accuracy, completeness, or reliability of any AI-generated output
  • The suitability of the Platform for any specific filing or regulatory requirement
  • Uninterrupted availability of the Platform or its AI processing capabilities
  • The outcome of any FinCEN filing prepared using the Platform

6. Third-Party Content

The Platform may contain links to third-party websites, including FinCEN resources, regulatory guidance, and partner services. We do not endorse, control, or assume responsibility for the content, privacy policies, or practices of any third-party sites.

7. Professional Advice Recommendation

We strongly recommend that you consult with qualified legal counsel regarding your specific FinCEN reporting obligations. Every real estate transaction has unique circumstances, and professional judgment is essential for determining reportability, identifying beneficial owners, and ensuring compliance with all applicable regulations.

8. Limitation on Claims

Any claim arising out of or relating to your use of the Platform must be filed within one (1) year after the cause of action accrues. Claims filed after this period are permanently barred.

9. Acknowledgment

By using VeroFin, you acknowledge that you have read and understood this Disclaimer. You agree that Powerful Insight Ventures LLC and its members, managers, employees, and agents shall not be held liable for any consequences resulting from your reliance on AI-generated outputs without independent professional verification.
